CLOSING INSTRUCTIONS AND CHECKLIST

For Wilmington Finance Closings, the following is required:

1. We require a full copy of the title report federal expressed
to our office along with a copy of the survey and the survey
reading.

2. Copies of payoff letter(s) for all open mortgages to be
faxed at least 48 hours prior to closing.

3. Copy of proof of insurance and paid in full receipt for 1st
year to be faxed at least 48 hours prior to closing.

4. Our legal fee is $650.00 to be paid out of proceeds, or to be
paid by bank check or attorney escrow account check only.

5. Adjournment fee of $350.00 if closing is adjourned on the
scheduled date of closing.

6. We do not receive the file until 24 hours prior to closing, if
exact net proceeds are required prior to this time, please
contact your loan processor at Wilmington Financial.

7. Wilmington Finance requires that we receive a fax copy of

the deed to be signed at closing at least 48 hours prior to
closing.
